  1. One service, one fee - 10% of the monthly rent* regardless of property size. At Berisfords we do not believe in charging for items that form part of any Letting Agents basic services. Our fee of 10% covers all aspects of letting your property through from initial assessment, marketing, tenant finding, preparation of lease, tenant referencing, invoicing, maintenance inspections, checkout etc.
  1. We do not charge you for the following as they are already included in our fixed fee:

  • Tenant finding services

  • Writing lease agreements
  • Providing inventories
  • Renewing leases
  • Advertising or Marketing
  • Credit checks on prospective tenants
  • Monthly statements
  • Periodic property inspections
  • Liaising with utilities and statutory authorities
  • Void periods when your property has no tenant
  1. We minimise the periods when your property is not let out. A Void is a word dreaded by all landlords. Many agents encourage tenants to sign short term lets because it increases their profit. When other agents charge £750* for each new tenant you can easily see why it is in their best interest to have a quick turnover of tenants in your property. When the market is buoyant the effect on your profit is not so severe. However in today's increasingly competitive market voids are commonplace. Voids bring increased cost to landlords in :

  • No rental income
  • Utilities payments
  • Council tax payments
  • Redecoration costs
  • Refurbishment costs
  • Refresh costs
  • Incidental expenses - travelling, cleaning etc.
  • Insurance (most buy to let properties cannot be insured when vacant)
  1. How do we minimise void periods? It is simple. As we do not charge you for finding a tenant there is no benefit in us maximising the turnover of people renting your property. So instead we ask our landlords to offer their properties to prospective tenants who can commit themselves to longer fixed rental periods.   1. Does this mean a reduction in rental income? No. It is important for all landlords to take a long term view of property investment. The principal of good investing is to achieve long term capital growth on their property and to minimise expenditure in the process. We require all our properties to be of the very highest standards in order to attract corporate and professional tenants who are able to commit to a longer, more secure lease period. Whilst this may incur costs initially this will encourage good quality renters who will be depserate to rent your property for an extended period. This shows that the secret of successful long term property investment is to minimise your void periods and thereby minimise your expenditure.
